Screen applicants for job vacancies to develop a stable, competent workforce. Foster personal growth of departments staff through periodic evaluation and review.
Maintain an excellent quality standard for services provided by the Technical Services Department, through professional supervision of staff, demonstrating personal enthusiasm and team spirit, and sustaining a climate that instills a feeling of trust and satisfaction. This includes handling service requests and complaints quickly and thoroughly and turning problems into opportunities.
Administer the permit review process for improvements and alterations, ensuring that permit approvals are in compliance with County codes and GHI rules.
Develop budget for department annually.
Plan and supervise the execution of capital improvement programs. Control costs in accordance with budgets.
Serve as GHIs contracting officer: prepares specifications; negotiates and evaluates proposals and processes payments. Monitors contract work.
Undertake engineering and architectural studies and administers contracts for studies that require specialized expertise.
Supervise Reserves Specialists hired to revise GHIs Replacement Reserves and Addition Maintenance Reserves plans. Responsible for maintaining a tracking system to record the replacement dates for specific components that are included in the reserves plans.
Administer unit resale inspection program.
Review and process insurance claims for property damages and/or losses.
Serve as Staff Liaison to Architectural & Review Committee and Yard-line Committee.
Serve as Corporations Safety Officer
a) Develop annual company safety goals.
b) Identify company safety training needs and develop and coordinate safety training programs.
c) Conduct safety training or education programs to ensure compliance with safety standards and government regulations.
d) Prepare written safety programs and policies.
e) Plan emergency response drills.
Maintain all controls records, procedures and systems in accordance with the companys directives.
Communicate with stakeholders, including preparing reports and content on behalf of manager supporting areas of responsibility (i.e. Architectural Review Committee, Yardline Committee, and Contract Administration) for Board presentation, review, and acceptance.
