The Doyle Community Park and Center Superintendent is responsible for providing property management services. In this role, the Superintendent is charged with maintaining buildings and parklands to the highest standard, taking into account the goals of The Trustees of Reservations to protect the long-term value of the assets and provide visitors with a safe, high quality experience that promotes greater awareness about land and natural resource conservation. The Doyle Superintendent is also responsible for ensuring that the Doyle Center is a comfortable, safe work environment for the Doyle staff and for providing property management services that optimize the functioning of the Doyle conference operations. The Superintendent reports to the Doyle Center Director with a dotted line to the Western Region Operations Manager and works collaboratively with Trustees Program Staff to advance The Trustees’ engagement objectives and protect the long-term value of The Trustees real property assets in Central Ma.

Specific Responsibilities include:

• Creating and maintaining a routine maintenance schedule for grounds and building systems; making recommendations for optimizing staff resource allocations and developing strategies to adapt operating procedures where appropriate.

• Preparing the annual budget for property services, repairs and maintenance, procurements, equipment and other line items related to property operations; administering property management activities throughout the year to operate within the budget.

• Reviewing invoices for property-related services and tracking expenditures.

• Re-bidding property services periodically.

• Managing vendors/contractors and negotiating contracts to optimize the quality of service and cost and to minimize risks to The Trustees.

• Working collaboratively with Trustees staff and volunteers to plan and administer special projects and work days, including overseeing procurements, planning for and establishing optimal sequencing, managing budgets and volunteers.

• Understanding Doyle Center building specifications, LEED objectives, operations/maintenance manuals and systems warranties and managing buildings to optimize systems. Recording energy performance in accordance with commissioning plans and building system performance objectives (Green building and LEED objective).

• Creating and maintaining a long-term capital plan for buildings; recommending and scheduling future building systems repairs and replacements based on operating experience and performance specifications.

• Conducting regular inspections of all routine activities that are contracted out to insure high quality service.

• Overseeing maintenance staff to optimize their performance and insure sufficient property management coverage at all times.

• Remaining current on The Trustees’ administrative, field management, safety, and risk management policies and procedures; recommending protocol for program staff in response to changing policies.

• Maintaining Trustees’ vehicles, equipment, workshops and equipment storage areas to optimize performance and demonstrate a high standard of stewardship.

• Working collaboratively with IT and Doyle Team where building systems are concerned to assist with connectivity.

• Working collaboratively with Doyle Team and other Trustees’ staff to implement volunteer and program activities at Doyle that advance engagement, membership, volunteer, and sustainability goals of the Trustees.

Experience, Education and Skills

Candidates should possess 5-7 years of proven facilities and grounds management. Required experience in operating, maintaining and repairing residential and commercial building systems; managing contractors and staff effectively, overseeing budgets and capital projects; problem solving and developing/implementing cost effective strategies to protect long-term property values. Interest in green technology and conservation strongly encouraged.

Candidate will be team player with demonstrated ability to work effectively as part of a team, problem solving and collaborating with colleagues, volunteers, volunteer committees, and property stakeholders. Good working knowledge of Word, Excel, Access and Powerpoint required. Ability to lift a minimum of 80 lbs, work outdoors, and all the duties listed above. Applicant must a valid Massachusetts’ driver’s license and have a clear driving record.

Hours, Salary & Benefits

This is a 40-hr./week exempt position located at the Doyle Conservation Center in Leominster. The work schedule is Monday thru Friday from 8:30 am – 4:30 pm. However, this position requires the ability and willingness to work evenings and weekends as needed. The position provides a competitive salary and benefits package, including health insurance, paid vacation and sick leave, life insurance, and an employer-funded retirement plan.
