Production Manager Job Description
This position is very key to the success of a startup restoration company. The company will provide restoration services to residential properties within the 9 preservation districts in Louisville. This is a full service restoration company offering repair and restoration services, consulting services, 203k rehab services. The focus is on providing excellent service to the homeowner by providing professional estimates, quality workmanship and fair pricing. The Production Manager will understand and adopt the philosophy of the company.
Initially the Production Manager will be responsible in working with the owner to estimate and sell to the customer. This selling period will be for approximately 45-60 days as a salesperson will be added to the company during that timeframe.
The Production Manager will be reimbursed for miscellaneous vehicle expenses. This position initially will be commission based during the startup phase of the company. The pay structure will change to a salaried agreement, with performance incentives, as the company becomes established. The projected time period of this transition is 90 days (by May 1, 2011).
The production manager will be responsible for meeting with the potential customer, providing an estimate for services. The production manager will not be responsible for marketing or lead generation for new customers. The estimating process will only be required during the startup phase of the company.
The production manager will source sub-contractors, order and schedule delivery of materials (if applicable), manage a repair team, schedule/coordinate the repair/project with the customer, manage the progress of the repair in providing clear communication among the owner, subcontractors and the customer. Responsible for filing permits (along with sub) for building, HVAC, Electrical and Plumbing) on any contracts that require the filing of a permit. Responsible for coordinating inspections by various parties (insurance, city (Metro), IPL, etc). Responsible for change orders and changes in scope (to prevent scope creep). The production manager will ensure that the project is complete, jobsite is clean and that all tasks have been completed by the sub-contractor. Responsible for collecting payment and closing out the project.
The production manager will resolve any discrepancy and conflict that may arise between the homeowner and sub-contractor.
Experience in the process of doing repair/restoration on historic residential properties and ability to adopt the entire service scope of Story Restorations.
The position requires at least 10 years of residential construction experience and at least 5 years of experience in the repair/restoration of historic properties.
Fundamental understanding of the philosophy of historic preservation.
Experience with estimating, electronic contract creation and delivery to customer.
Well versed in computer usage and familiarity with estimating software, Microsoft word, e-mail programs, etc.
Experience in resolving misunderstandings in a professional manner.
Experience in managing crews, subcontractors, laborers, etc.
Experience in working with preservation groups, city officials, insurance companies and the homeowner.
Able to lead and manage a diverse group of individuals, while ‘multitasking’.
Ability to adapt to a startup-company and manage the changes associated with that growth – ability to see ‘big picture’, and at the same time able to attend to details.
Proven track record of leadership skills and management capability.
Has good time management skills.
